Colorado Land

Zapata is located in the beautiful Rocky Mountains of south central Colorado approximately 26 miles northeast of Alamosa and 3 miles south of the "Great Sand Dunes National Park."

The eastern boundary of Zapata is the magnificent "Rio Grande' National Forest" and the "Sangre de Cristo Mountain Range" with it's many towering 14,000 ft. peaks.  State HWY 150 running north and south creates the western boundary of Zapata.

The Zapata subdivision gained its namesake by formerly being a part of the legendary "Zapata Ranch". The Zapata ranch and Medano ranch consisting of  100,000 + acres are located on the western side of HWY 150 and now owned and protected by the "Nature Conservancy of Colorado." These two ranches are expected to become part of the "Great Sand Dunes National Park" system.

What does this mean? It means that Zapata is it... the only property available in this area for private ownership.  And, right now you can own a beautiful building site for less then a king's ransom.  The fact is that Zapata is completely surrounded by State, Federal and Nature Conservancy land. 

Most of the Zapata subdivision is forested with a few scattered meadows. Two small lakes ( see Photo Gallery) are also located within Zapata's boundaries, as well as  year around streams that are bordered by "Green Belt." The land predominantly slopes downward to the west providing the most incredible views in all directions. Especially beautiful in the evenings are the spectacular sunsets across the valley.  And as you watch the sun slowly descending into the San Juan Mountains on the western side of the valley you can turn to the east and you'll see the slopes of the "Sangre De Cristo Mountains" changing to beautiful rosy red colors, hence, it's name sake.

The soil consists of sandy loam mixed with an abundance of alluvial rock. The same alluvial rocks you pay a fortune for at building stores are free on your own land to make decorative walls, chimneys, fences, and for all kinds of landscaping ideas.

A variety of trees can be found at Zapata including Ponderosa Pine, Pinion Pine, Bristle Cone Pine, Juniper, Cottonwood, Spruce and Aspen. 

Access to Zapata is via Colorado State HWY. 150. All residential lots front on private roads built to all weather standard and maintained year-round by the Zapata Homeowners Association. 

All one-acre and larger residential lots are guaranteed water well rights and approved for septic systems. 

Electric lines have been installed into several areas throughout Zapata, although, it does not reach to all lots at this time. The consistently high sunshine rate (340+ days a year) creates a perfect environment for the use of the very popular solar energy systems. LP generators are another alternative. LP gas is available through local suppliers and can be delivered to your property. 

Fuel cell systems are available now also and because of their non-polluting environmentally friendly nature, they can be installed either inside or outside of your home. The cost of a fuel cell at this time is high due to their recent introduction into the market place. However, suppliers expect that prices will drop significantly over the next 5 years making them an attractive choice for reliable electric supply. The "fuel cells" generate electricity like a generator does, but they  produce NO POLLUTION and make NO NOISE.  The models that produce enough electric power generation to supply a large home are about the same size as a home refrigerator. Superb fishing can be found in many lakes and reservoirs throughout the area as well as the Rio Grande' and Conejos rivers. There are opportunities for other varieties of fish including pike, rainbow, brown, native, and brook trout.  The beautiful "San Luis Lakes State Park" used for boating, wind surfing and fishing is less than 5 minutes drive from Zapata. The upper Zapata lake is also stocked with some nice fat trout.

Elk, deer, antelope, and bighorn sheep as well as other wildlife including a large variety of game birds provide excellent opportunities for the photographer and sportsman. 

South central Colorado provides an endless list of recreational opportunities for the outdoor enthusiast. Some of these include horseback riding, boating, fishing, mountain biking, climbing, hiking, camping picnicking, bird watching, golf, tennis, skiing, 4-WD trails, river rafting, photography,, snowmobile adventures, rock hounding, hot air ballooning , hunting and more. 

The Mosca / Hooper School district serves students attending grades K through 12. School bus service is provided. For continuing education, Adams State College, with its 90-acre campus, provides a broad-based curriculum for those seeking advanced degrees. 

Your property ownership will be "Fee Simple Absolute Ownership" with full "Warranty Deed" and "Title Insurance" is also available.

Full shopping facilities including K-Mart, a Wal Mart Super Center, Food City, Safeway and many other stores, restaurants and businesses can be found less than 30 minutes from your property in the town of Alamosa. 

Full service medical and dental facilities are available in Alamosa along with ambulance service, flight for life and mountain rescue service. 

Residential lots are approximately 190 X 230 (43,560 sq. ft...) 1acre each with a few oversized lots available.
